This is a group project so each student will be assigned to a team (see above). The team will research the given project and collect the primary facts of the development such as the history, cost, size and dates of the development individually and then meet as a team for discussion and site visit. During the discussion phase the team shall analyze the secondary markets within the development or surrounding context. How are they performing? If it is proposed, list the promised benefits from the project such as the activities, venues, or other events that could have an economic benefit and why would they have a benefit. Use the knowledge gained in this course to date to see how they are likely financed. What is the value, if any?Become familiar with the projects history (to the beginning of the project to current as the timeline is important) and bring your research to class to discuss with teammates. All material can be raw (un-formatted materials or photos, hand notes, and web links) but, disseminate the facts by using simple bullet points in your notes so you can communicate this information and your opinion to your team and potentially the class if selected to do so, bring multiple copies of your research to class for your teammates this is required. Material will not be collected in class but, will be viewed by the professor for credit in class. It will be used by you and your team in Task 2.
Minimum Facts to collect:

Google Earth Aerial Map, County Parcel Map or Site Plan
Project Pictures (concept or surrounding projects)
List other projects or product types or areas affected by the developments impact, positive or negative.
Newspaper Articles on the subject which show a history of economic impact.
Your fact based analysis of the projects impact on the community, good and bad.
Multiple photo-copies for your teammates.
Project timelineAll data, supporting maps and pictures will be the same for each team member. This is the research. However, summaries may be unique as you will be asked to take a position on the project. Either for the project or against it. Each student will submit their own assignment but, duplication and group input shall be allowed.

Financial Facts or Obvious Impacts: Negative and positive. What is the difference in the value of the project to the economy vs the monetary success of the project for the developer?
